单月卖地额再破300亿 杭州1月土地市场风云录

[摘要] 杭州土地市场在2014新年首月交出了一张漂亮的成绩单,单月卖地入账339.18亿,仅次于2013年9月340.67亿的战绩,也是自2012年以来杭州市场单月出让金第二度迈过300亿元的大关。

一线城市增加供应的同时,一些三四线城市却面临不小的去化压力。数据显示,截至2013年末,商品房待售面积49295万平方米,占去年全年商品房销售面积的37.8%,比2012年末增加12835万平方米。其中,新增的待售面积主要集中在三四线城市。可以预见的是,一线城市楼市不断刷新房价新高,三四线城市出现与库存缓慢,房价涨幅收窄,在2014年,房价势必会出现分化。

杭州土地市场在2014新年首月交出了一张漂亮的成绩单,单月卖地入账339.18亿,仅次于2013年9月340.67亿的战绩,也是自2012年以来杭州市场单月出让金第二度迈过300亿元的大关。

与去年9月份的出让业绩近一半归功于一个华家池项目不同,今年1月的出让战果依托杭师大项目、热电厂地块项目以及滨江中兴商住地3个项目共同铸造,3个项目合计入账102.79亿元,占到1月总成交额的30.3%。

尽管账面成绩佼佼,出让现场的整体竞争热度却不高,出让地块的平均溢价率仅为8.9%。虽然有杭师大地块35%的封顶溢价率筑托,但整个杭州市场,包括主城区在内的所有商地和8宗宅地(包含商住用地在内)全部以底价成交,扯了整体溢价率的后腿。另一方面,1月推出的宅地项目的整体溢价率也不高。据计算,杭州市场所有宅地项目的平均溢价率为16.5%,剔除掉杭师大地块35%的封顶溢价后,剩余宅地项目的平均溢价率为13.2%。

尽管竞夺热情平平,房企的表现仍有不少可圈可点之处:马年入杭外来大鳄现身;景瑞首次打入主城区市场;融信“吃”下杭师大地块,在主城区的累计拿地额已 过绿地,后者在“2013年主城区拿地额10房企”的榜单中排名。

主城市场“挑大梁”

1月份杭州计划出让40宗建设用地,实际成交34宗,6宗萧山地块因故撤销,实际成交面积为123.34公顷,共吸金339.18亿元,这是继2013年9月取得340.67亿的战绩之后,第二次迈过300亿元的大关。

2014年1月份杭州土地市场成交数据

从成交区域上来看,主城区成功出让22宗,成交面积80.57公顷,成交额达298.5亿元,占到整个杭州市场卖地额的88%,创下2013年以来主城区单月卖地额新高,较2013年9月的成交额257.36亿高出41.14亿。这得得益于杭师大项目、热电厂项目以及滨江中兴商住项目的吸金功力,三个项目共计入账102.79亿元,占到主城总成交额的34.4%。

2014年1月份主城土地市场成交数据

余杭市场成交7宗地块,成交面积33.64公顷,成交金额32.12亿元。除未来科技城宅地引发激烈争夺溢价41%外,其他地块都以底价成交,溢价率均为0。

2014年1月份余杭土地市场成交数据

萧山区计划推出11宗地块,中途有6宗临时因故撤销,剩余的5宗地块全部底价成交,成交面积9.13公顷,成交总金额仅为8.56亿元。

2014年1月份杭州土地市场成交结构数据

溢价率来看,34宗地块的平均溢价率仅为8.9%。虽然有杭师大地块35%的封顶溢价率筑托,但整个杭州市场,包括主城区在内的所有商地和8宗宅地(包含商住用地在内)全部以底价成交,扯了整体溢价率的后腿。另一方面,1月推出的宅地项目的整体溢价率也不高。据计算,杭州市场所有宅地项目的平均溢价率为16.5%,剔除掉杭师大地块35%的封顶溢价后,剩余宅地项目的平均溢价率为13.2%。
